After-Builders Cleaning in Derby: Dealing with Plaster Dust and Adhesive Film in New Extensions

When the Builders Leave, the Real Work Begins

The last tradesperson has packed up their van. The extension is done, the new kitchen is fitted, or the office fit-out is finally finished. It looks good. But look closer and you will find a fine white film on every surface, plaster splashes on the skirting, adhesive residue on the windows, grout smears on the tiles, and dust that has settled into places you would not think to check for weeks.

That is the reality of a post-build property, and it is exactly what our after-builders cleaning service is designed to deal with. We cover Derby and the surrounding areas as part of our wider service region across Nottinghamshire, Lincolnshire and into Derbyshire, and we understand what a proper builders clean actually involves.

This is not a standard domestic clean. It needs a different approach, a specific order, and patience with the kind of grime that construction work leaves behind.

What Makes Builders' Dust So Stubborn

Plaster dust and screed dust are not like household dust. They are fine enough to travel through the air and settle on surfaces two rooms away from where the work happened. They are also alkaline, which means they can leave a residue on glass, on painted surfaces, and on tiles that ordinary wiping will smear rather than remove.

Adhesive film from protective coverings, paint overspray, silicone smears, grout haze on floor tiles, and dried filler splashes on skirting boards all behave differently. Each needs the right product and the right method.

We have written in detail about what builders' dust actually hides and why it spreads so widely in our article After a House Extension or Refurbishment: What Builders' Dust Really Hides and How to Get It Out. It is worth a read if you want to understand why a builders clean takes longer than people expect.

The Order We Work In: Why It Matters

A builders clean done in the wrong order just moves the problem around. Dust falls from ceilings onto surfaces you have already wiped. Debris tracked across a newly cleaned floor undoes the work. We always work from the top down and from the back of the property towards the exit.

Here is the sequence we follow:

  • High-level first. Ceilings, coving, light fittings, extractor housings and the tops of fitted units. Any dust up here will fall as we work, so it is always cleared before anything below.
  • Walls and paintwork. Plaster splashes, paint drips and any protective film residue. Skirting boards get particular attention because they collect a thick layer of settlement dust.
  • Windows and frames. Plaster dust on glass needs the right product to avoid smearing. We clean the frames, the sills, and the internal glass surfaces.
  • Kitchen and bathroom surfaces. Grout haze on new tiles, limescale on new sanitaryware (often already present from hard water during installation), silicone edges and adhesive residue around fittings.
  • Appliances and fitted furniture. Inside cupboards, drawer runners, the oven interior if newly fitted, extractor filters.
  • Hard floors last. Vacuuming first to pick up debris and dust, then mopping with the right product for the floor type. Grout on new tiled floors often needs careful spot treatment.

This sequence means nothing is cleaned twice because something fell on it afterwards.

After-Builders Cleaning in Derby: What We Cover

Derby properties vary enormously. We work on new-build homes where the developer's cleaning team has done a first sweep but the detail has been missed. We work on house extensions in residential areas of the city where a kitchen or living space has been opened up. We work on commercial fit-outs where a shop, salon or office needs to be ready for staff and customers on a specific date.

For commercial properties in Derby, the pressure is real. A salon that has had new flooring and a refurbished reception cannot open until it looks right. An office that has had partitioning installed or a full refit needs to be clean before the team moves back in. We work around those deadlines, including early morning starts where that helps.

Our after-builders cleaning service page has more detail on what is included, and if you are dealing with a commercial premises, our office and commercial cleaning page is also relevant.

Common Things That Get Missed in a Builders Clean

Even thorough tradespeople leave things that need attention. These are the areas we find are most often overlooked when a property owner attempts the clean themselves or when a general cleaner is brought in without builders clean experience:

  • Inside new fitted wardrobes and kitchen units. Sawdust and plaster dust settle in here during installation and are easy to miss.
  • Behind and underneath new appliances. Debris collects under a new fridge or washing machine before it is pushed into position.
  • Window reveals and the track at the base of new windows. Construction debris collects here and is not obvious until light hits it at the right angle.
  • Extractor fans and ventilation grilles. Dust is drawn into these during the build and will blow back into the room once the property is in use.
  • The tops of new doors and door frames. Plastering and painting creates a ledge of dust that is invisible from floor level.
  • Grout lines on new floor tiles. Grout haze leaves a dull film across the tile surface and needs specific treatment rather than ordinary mopping.

We also cover the detail that makes a property feel genuinely finished: light switches wiped down, plug socket covers cleaned, radiators dusted front and back, and any protective stickers removed from appliances and sanitaryware.

New Builds Versus Renovation Cleans: Different Challenges

A new build and a renovation project leave different messes, and we approach them differently.

On a new build, the whole property is usually at the same stage. There is often screed dust from floor levelling compound as well as plaster, and the windows will have protective film that needs removing without scratching the glass or frames. There are no existing furnishings to work around.

A renovation or extension is more complex. Part of the property has been lived in throughout. Dust has migrated into rooms that were not part of the work. Existing furniture, carpets and soft furnishings have caught settlement dust. We work carefully around what is already in place and pay attention to the boundary between the new and the old parts of the property.

If you have just had a significant refurbishment and are also preparing the property for sale or for new tenants, it is worth reading our article on getting a house ready for viewings alongside this one.

Frequently Asked Questions

How long does an after-builders clean take in Derby? It depends entirely on the size of the property and the scope of the work that has been done. A single-room extension clean is very different from a full new-build or a whole-property renovation. We quote each job individually once we understand what is needed. There is no standard time we can give without seeing or hearing about the specific job.

Can you clean a Derby property the same day the builders finish? We recommend a short gap where possible, ideally 24 to 48 hours, to allow any residual dust to settle fully. Cleaning immediately after active work often means dust is still airborne and resettles on surfaces you have just cleaned. That said, we understand that project deadlines are real, and we will always work with your timeline as closely as we can.

Do you clean commercial properties after a fit-out in Derby? Yes. We work on offices, salons, shops and other commercial premises across Derby and the wider Derbyshire area. If you have a fit-out or refurbishment that needs to be clean before opening, get in touch and we will talk through what the job involves.

Do I need to be at the property during the clean? Not necessarily. Many of our clients hand over keys and return to a finished property. We are used to working independently and to a high standard without supervision. If you have specific access requirements or areas of concern, we talk those through before we start so there are no surprises on either side.
